Well, we had an inspector out to look at the property and we just heard back from him today.
The well is contaminated with bacteria and the basement has hazardous levels of radon gas.
Pretty much, unless the homeowner decides to fix these defects, we're not going to buy the house and we're right back where we started, except for spending $400 for the home inspection!
The ball is back in their court and they've got until Thursday to let us know...

The homeowner's representatives called our Realtor this afternoon. They offered $121,500 plus some appliances we wanted to remain in the house. It's a bit higher than we wanted to pay, but it's also a lot lower than the homeowner originally wanted for the property.
We're going to look over the contracts tomorrow.
Bottom line - we've got a house!!
We still need to do some inspections of the well water and checking for termites and stuff, but once that is over, we'll just need to write the checks and sign the final paperwork.
Has it only been a week since we found this place?

Our Realtor called. The homeowner and her party are willing to meet again on Thursday at 1300. This time they say the homeowner's son will be there.
Our team sounds optimistic that we can get this thing done. The waiting is killing us though!
After six months of looking for a house, we find one and then have to play this game....

We finally heard from our Realtor. Apparently it was a tough negotiation and the homeowner is being unreasonable. AND her son wasn't even there.
Our team told her politely that her home is 'worth whatever someone is willing to pay for it' and we're not willing to pay $127,900 for it. They've got until tomorrow to let us know if they're willing to accept our offer or negotiate toward a settlement.

The homeowner wanted to meet today instead. She wanted her son to be part of the negotiations. So our Realtor met with them at 1430 and we're just waiting to hear how things went.
