Lil, you seem to have more viewings where you are than people down here are getting. Thing are really sluggish in the Midlands.

More viewings today!
Seems there is some favourable reporting from the viewers, but most of them are investors, buying to let, and they are notorious slow in putting in offers
We must be patient. It's only been just over a week and we've had more viewings in that time than our previous neighbours had in a year!

I am hopeful about today's viewers. They were making plans for any changes they might make.. even wandering around the back garden planning it out.
The estate agent had to leave because she had another viewing elsewhere and this couple stayed for a further 30 mins or more. They even accepted a cold drink as they sat in the garden!

Having moved around a lot - (read this as therefore having to sell multiple houses) getting prospective buyers to sit down - and not in the usual 'visitors chairs' but in the best positions in the room - is a way to let them feel that they could be at home. Accepting a drink is a good sign.
The smell of real coffee only works if you actually have some to offer, so don't conjure up pretend smells of anything, also don't use air fresheners as these can be regarded as masking something unpleasant. If you're worried, open the windows a short while before your viewers arrive - but then close them again unless the weather is hot, as an open window in winter is also suspicious. It's a good idea not to cook strong smelling food just before a viewing either, unless you really do need to bake a cake for instance.
Serious buyers, or experienced buyers, may also ask to use the loo. This is so they can check the plumbing. Be glad if they ask, they're not being nosy so much as checking if the loo flushes and the taps and plugholes work.
Other good signs are if they stand outside and look at the house a while before driving off. If they leave without a backward glance, they were just looking for a bit of entertainment for the day. Viewing houses is free, and I am afraid there are people who just spend their time looking but never buying.

And when you do move, get the professional movers to wrap and pack - and also to unwrap and unpack at the other end. Whatever this costs it is worth double in the lessening of stress and exhaustion. You can then just make the chaps cups of tea while they work... Oh, that and vacuum the carpets that final time before handing over the keys to the solicitor. Then all you need to do is to make the beds in your new place. I even had one firm of movers who stripped the beds, and remade them! If you're only moving within the same town, you won't even need to defrost your freezer. - although I think they need to stand a while before being turned on for some reason to do with the compressor, as long as it's not opened it should be fine for an hour or so.
I did say I'd moved around a bit didn't I?

Its weird how it works out really, when we were selling we had folk spend ages looking around, measuring for curtains and so on, and asking a lot of questions, then we never heard from then again.
The could who bought it in the end, just popped in for a quick look round, after they back form work, spending only a couple of minutes in the house, and put in an offer for the asking price the next day
(mind you, we had to drop the price, as we were in a financial nightmare, as I was keeping two housed going at the same time
)

Church Fart
This says it all about getting older & the whole aging thing.
A elderly couple Lucy & John were recently attending church services at The Villages.
About halfway through the service, Lucy took a pen and paper out of her purse, and wrote a note and
handed it to John .
The note said:" I just let out a silent fart, what do you think I should do?"
John scribbled back, " Put a new battery in your hearing aid."

I'll have you all know that I have had to come into Pliny to leave this message, seems Brunel is getting the old 'an error has occured'...
Today's news. We have had our first offer on our home... Strange how people forget to see the 'offers over' bit and then try to offer £2k below an already very reasonable starting price. Well, that will give the others something to aim beyond as two separate investors have said they would be going into the office to make offers this week.
We can't complain the house has only been on the market for 2 weeks
