So, Tom saw a house in the Doobry paper that I'd seen online before and dismissed. (I'm on an automatic mailing list with my realtor, and so I get sent new listings and price changes every once in a while--this one came a couple of weeks ago.) We talked about it, and figured, what the heck--so I emailed F to go view the house today. It's a manufactured home on its own land (normal sized lot, almost--0.15 acres as opposed to 0.17) and looks to be structurally sound, though it's been trashed (in the sense of garbage strewing, not thrashed much). After cleaning up and redecorating, it could be adorable inside (the outside would still look rather boxy, of course). I'm not going to link to the listing this time, because the listing photo is awful.

Anyway, we looked at it today, and told F we'd talk about it and I'd email her soon. While we were driving around the neighborhood, my cell phone rang. There was an offer pending on the house already, and the owner was willing to take anything, because it's a foreclosure (which we didn't know before, but explains the rather low listing price, and perhaps the trashing--the kitchen had a rather large pile of dumped food on the floor)--if we were interested, we should make an offer ASAP. I told her we'd call her back, we talked on the way back into town (house is in the country--keeping in mind, of course, that Crescent City, the county seat and biggest town in the county, has a population of around 4,000 (http://tinyurl.com/2r2hej has some other info, for those interested in demographics)) and we went into the office.

We put in an offer of about 90% of the listed price. Now we just need to wait.

Today being Wednesday, if offers are in to the bankers, and they seek to avoid foreclosure costs to themselves ... I'd expect they would choose by early'ish Friday. To allow the 'winner' to begin dealings. It's just a tummy-feel, but I think you'd be able to know from your realtor by noon, Friday. smiley - cdouble

Y'know, you guys must have pretty big keys on your keyboards to type so well with crossed fingerssmiley - silly

It's a good sign when your agent has been talking with the listing agent and the listing agent says that changing escrow length from 45 days to 30 days would be a good idea, right? Tom's unreachable right now (it's dinner night at Daily Bread) so, since the only reason we'd had a 45-day escrow is that that's what we had on the offer for the last house, to give the tenant a bit more notice for moving, and this place is vacant... We're getting papers emailed for us to sign to change that, then I'm taking them into the office tomorrow (we don't have a fax machine, and the real estate office is actually closer than the nearest other fax).

I'd managed to calm down and put everything in the back of my mind, but now I'm all stirred up againsmiley - laugh

Don't know about dream house (dream house definitely wouldn't include large pile of food on the kitchen floor when looking at it...) but a good first home.

Got the amended paperwork to initial, took it by Tom's work, then took it in (could have faxed it, but the real estate office is on the way home from Tom's work). Got a call later--the listing agent had told F that one of the other offers was improved a bit. No way of knowing by how much--that's not something that can be disclosed. So we raised ours a bit, which of course involved initialing and taking in again. In between running across the apartment complex doing laundry--the laundry room is on the other side.

As much as I've grumbled about my inlaws, I do need to go on record with being grateful to them today--they called and asked if Faith could go over for awhile, and it was very nice to be child-free for a couple hours, because work was rather exasperating today. Made the second trip with paperwork lots simpler, too, since I didn't have to wait for Faith to strap herself into the carseat and so forth.

Looks like Nick may have been right about the timeline. I emailed F when I got home after taking the paper in, as she'd been out of the office. Got an email back saying that she'd given the listing agent a heads-up that we were improving our offer, so that the final decision wouldn't be made until after it gets faxed over in the morning. Sounds to me like I'll be put out of my misery one way or the other by close of business tomorrowsmiley - smiley

Good point. And, being the stepdaughter of an apartment manager in inexpensive apartments, I've certainly seen worse. *tries to think of a good way to put this...* At least none of the food was used food.
