Wow!
I had to replace a gas water heater once. It was leaking through the floor... and it was the steam coming from under the house that I noticed as I looked out the kitchen window.
The landlord had a 'used' replacement in the garage ready for such an emergency.
I dug through the trash in the garage that the previous tenant had left only to find that the yearly floods that inundated the property had rendered the tin gas manifold thingy on the bottom full of rusted holes.
I will leave the rest of the day to your experienced imagination.
What should have been a fifteen minute activity turned into a two day odyssey.

Hi TR, Something like that happened to the boiler we had in our caravan, steam was coming out of the vent on the roof. I noticed it when I was walking back to the caravan, after being to the shop, I thought it was like an old steam train, and expected it to start moving off
