Plus paying to live somewhere until your house is done, which is why we can't do the building route, as often as I look at the land listings in the little book one of the real estate offices around here has outside its door and point out land that the book says has water and sewer hooked up already.

Indeed, there ARE a lot of expenses if a body wants to start a home from scratch, eh? That's why my missus politely smiled, and suggested that he come back when he was serious. Realistically, we'd be looking at near $200K, from start to finish. And if he built a 4-unit housing here, he'd recover it in perhaps the first 2 years ... So why ever would he expect us to 'give away' a fortune to him, when we are actually quiet comfy where we are?
