Robert Kiyosaki recounts (in "Rich Dad, Poor Dad") an occasion when Ray Kroc addressed a business conference. Relaxing in the cafeteria he asked several delegates "What business am I in?"
They came up with variations on food, restaurants, franchising . . . but he said, no, he was in the real estate business. All the franchised buildings are owned by McDonald's, and they are carefully sited in the choicest locations in each city.

You can see his point. If the company ever decided to close a few restuarants, they could make a load from selling the properties.
