*their* solicitors want *me* to provide plans for a wall that is apparently going to be built by my neighbour on my neigbours land.
A boundary wall no less. Oh I wonder where they might put it .
They can whistle. I only mentioned it to be helpful. Stuff them. Ain't my wall, ain't my land.
They also ask in modern forms whether any extensions have been built. Well they have, somewhere back in the mists of time. So there's no planning for them (apparently). So they want a Regularisation Cert on them.
And the *only* reason this is an issue is because of the changes to the law about what you have to declare when selling a house. Won't be so damn honest next time. this cert. could cost 400 quid +. No chance. So far as I'm concerned the plans include the extensions, they were done way back when, and I don't see why I should have to get them certified this late in the day.
In fact at least one place I looked says these only apply to work done after september 1985.
Survey was done this morning as well. So fingers crossed on that. I think this is where it all goes pear shaped.
Oh, and the boiler seems to have developed a stuck overflow/pressure valve so isn't keeping its pressure. Joy.

The wall isn't your problem - if he's filing plans (which he won't unless its more than 8ft tall) their solicitor should find them.
Similarly planning permission was only invented in 1960 something in most areas - so you're not responsible for anything pre that time, or indeed before you owned it. Providing its safe, its not your worry if its up to current standards. For example a loft extension that overlooked the street, and altered the roofline of a house would fail nowadays - 2 years ago it would have passed.

I did a bit more checking and the Regularisation Certificates are controlled by the Building Regulations 2000 and there is only provision for such retroactive compliance for work done on or after the 11th November 1985. Or so I understand.
