That is fantastic about twinny coming!!!! I'm so glad for both of you! July 6 will be here before you know it!

Oh my goodness, you have to go through so many hoops before you can even start getting bids on your remodel! I hope it goes well this afternoon! If you need any referrals, let me know. We did some work last year and were pleased with the help we had (though we didn't do any major construction, just stuff like an electrician and tile layers.) My fingers are staying crossed for you!

To get an accurate estimate I need to pick floors et.
We need durable ,easy to clean.easy to roll on.
I drop and spill things a lot so carpet is out.

I am thinking tile.
We have wood elsewhere and I like that but the dogs are a bit hard on it. Anybody have an opinion?

The price will matter.
If I did pick wood it would have to be very different from what I have which is small plank oak with a natural finish.

I was thinking larger planks with some medium stain might be a good contrast. I have never had wide planks.

For tile the colors and patterns are endless.
I wonder about the grout though. What color is best for wear and tear? What is the care?

If your getting estimates, does that mean the city permit stuff has all gone through???? I hope I hope!!!!

As far as floors go ...

I LOVE hard wood floors (we have the small oak ones since our home was built inthe 60s.) The wide planks are beautiful too. Plus, I think everything looks great with wood (even other wood.) And you could always contrast your current floors with a darker stain or go with a really light wood like maple. But, wood is expensive.

Have you thought about a laminate (like linolium)? Also, there are the "fake" woods like pergo. My next door neighbor just covered the wood floor in their dining room with pergo (or some brand.) I don't know why they covered the real wood with fake wood???? But it does look nice and is less maintenace. I'm not sure how the laminates and pergos wear with dogs ... probably well.

And tiles come in huge price range and an even bigger range of styles. I have heard that you should seal your tile grout. But I have a friend who did this and the sealent that she got on the tile (all along the grout lines on both sides) left permanent marks. She said she wouldn't seal it again. My parents have tile in their kitchen and have never sealed it. A darker color grout (not black unless you want a really bold look), but medium to dark grey or brown or whatever goes with the tile) seems to hide dirt better than lighter colored grout. (If you need a tile reference, the guys who did the backsplash in our kitchen charged $220 when all the other estimates were $500-$900.)

These are just of my opinions, I'm certainly not an expert of flooring. I hope you have fun and not too much stress with your project!!!!

OOOO Thanks! I appreciate those thoughts on grout colors and sealants.
I wonder about those sealants. They seem smelly and I bet I would have to do them more often that normal.

I will take your advice on grout, that makes sense.
We went and looked at things.
Some tiles look sort of like slate.
I am leaning towards those. Large with varying shades medium with light and dark streaks. Tiny bits of dull green and gray-blue.

I wonder how easily tile breaks?
Do you know about warming the floors?Is it worth it?
I'd almost rather not go wood because it would have to be different. The floors might get a bit busy in a tiny housesmiley - erm

I have trouble with the laminate in the kitchen denting and discoloring. It is nice in that things do not break as easily.

Hubby works in construction so we have the workers covered but thanks for the offer of names. It is important to know something about them.
