To get the best out of your builder (and give him a fair chance of giving you what you wanted in the first place for a fair price) You could employ him through a contract. The "joint contracts tribunal" JCT have several forms of contract from Minor Works to intermediate and standard forms. These have been tested by representitives of employer, contractor, consultant (eg architect or engineer) and subcontractor groups and agreed as fair and reasonable to all parties.
The contracts cover all possible areas of the works from information (drawings and specifications) to insurance, health and safety, quality of work and materials and arbitration procedures. All of which is designed to avoid much heartache and legal fees.
