I slept through my 8am alarm and woke up about 10:15am... 15 minutes later I had to rush over to the Artists' premises! 
I had a walk round with the landlord's agent, and discovered that we had neither a scheduled rubbish collection nor a functioning heating boiler. 
Akis from the Jobcentre arrived later with a half dozen chairs; it was a nice thought, but they're in a bad state - I cut my hand on a protruding staple, and in general I wouldn't let anyone sit on them until they have been re-upholstered. I told my pal Mike the Upholsterer to expect me to approach him for a quote real soon... 
I'm off to watch Rich Hall's Fishing Show.
